What is the relationship between your tenant? Do you consider them as a friend? What if you require to sell the house or you decide you want their home back for yourself, how are you going to feel if you have to ask your tenant to leave? How are you going to feel and what is your conscience going to allow you to do as now these tenants are not only your tenants, but they have now become your friends. What happens if the money is late or a month gets missed? As they are friends, are you going to deal them the same way as your other tenants or will you be a little more forgiving? Had you considered this earlier or were merely believing that everything will be fine? You will probably find that you did not guess what could happen and the whole picture but merely saw the advantageous part of getting along with your tenant? But this is an key aspect you have to remember and that in becoming a property investor and renting your houses out is an occupation and just like all other company owners you have to see to it that you can run your company effectively and advantageously. You should sustain your landlord/tenant relationship strictly as a business relationship rather than a friendship. Landlords can have a respectable rapport with their tenants, be sociable and favourable during their visits but also at the same time as having their relationship as the landlord. By associating lots with your tenants and becoming too sociable, may cause an affect on a later circumstance. Your tenants might not always understand or hear you in the same way as previously they did, now that they see themselves to be your friends. They might ask or want more time, understanding or exceptional treatment. Remember that if you do socialise at all with your tenants whether it is being polite n accepting a formal nvitation or attending a specifc occasion, that your conduct is imperative. How you dress (whether it be women’s cocktail dresses or suit), speech and conduct should illustrate your professiional mage even in these occurences. To avoid any difficult circumstances, it is always best to make certain that you keep your relationship with your tenant as a strictly professional relationship and this should help in the operation of your business and not put you in any problematic situations.
