How do I submit an accurate, acceptable and complete application to my bank for review and consideration of loan modification?

How can I get my modified Home loan?

I have good (over 700) credit. I am not behind on my mortgage. I have a fixed rate on my house. But I hear all the advertisements for loan modifications for people in trouble. I am upside down on my mortgage,, How can I get my loan amount reduced?

If you want to protect your credit, try to refi.

Loan mods will damage your credit and add years to the term of the loan.

A representative at my lender mentioned if you have over 30% equity in your house, the modification can be denied based on that. But a counselor at the Making Home Affordable Hope Hot line told me that the equity should not be considered for approval.

Equity itself does not really come into play. However, as you are not facing foreclosure and can easily refinance your property on our dime, not the tax payers, you may not qualify for this program.

The program is to help people who can not obtain a normal refinance.

Any details with steps A to Z would be appreciated.

Two free choices; county assessors office or a Realtor. You can find them with both, but can only buy with one.

I was forced to work part-time because of a tick bite and I was striken with Lyme dieaease. I didn’t think a small insect could do some much harm. Any way, my husband works 24/7, but that is not enough and now we might loose our home. We tried to talk with our mortage co., and we even tried for a hardship loan which was suggested by our own company. They told us NOT to pay our payments for a couple of months and that way it would look even better for the hard ship loan. Then they turned us down and now we are 4 months behind. Little did we know that, I guess some mortage co. will do that so you get behind and loose your house to them. That’s awful!! Anyway, if any one knows of someone that could help either stop the foreclosure (with no money down) or of another way to save our home I would really appreciate it. Thanks!

There are 3 things that qualify you for a mortgage. Income, credit (score and history), and equity. If you provide me with a little more information I might be able to work something out for you.

Legally yes. However it does not have to be by visual presentation. If an agent representing an REO called to make the bank aware of offers & the bank person asked over the phone, the agent could verbally give the details. If there was a ridiculously low offer and then 3 viable offers, the bank could direct the agent to only fax or email the 3 viable offers and refuse the low one.
