I am current on my mortgage and I have never missed a payment. I have read that If I am behind the lender is more willing to work with me. Are those loan modification companies offering to assit with your loan modification legit?

most loan mods are based on NEED! You must have a HARDSHIP that is the reason for your Payment Distress! ie Job Loss, health catastrophe, Divorce etc…

They can smell a scammer who just wants to get a free ride off the taxpayer so be legit!

Can a homeowner really save his home from foreclosure if he is behind on his mortgage? What about lowering his mortgage payments? I have even heard through the grapevine that some people have even had the some of the payments they were behind forgiven.

absolutely, there are several different types of modification programs that are becoming more available. You should make sure that the company is actually approved by the Dept of Real Estate to conduct modifications. If they are not, you may be asking for trouble. I have had success modifying loans from 8% down to 2% 30 years fixes. Experience counts in this market. Also, the cost of modifying will be far less expensive than paying for an attorney who normally never even goes to court.

I have recently gone part time and am looking into getting a home loan modification seeing we will now have trouble paying our mortgage. My loan is through Countrywide and I have gotten nowhere with them! They keep telling me that someone will contact me, and that they have no new information. Has anyone successfully gotten some answers? We need help now!

I am working with them as well as a few others I know. So far no one has had positive results. I have yet to find a post anywhere on the web of someone who has had positive results with countrywide. To me it is strange because they’d rather foreclose a home worth 1/3 of what is owed on the note than make a modification that costs them little money and keeps a homeowner in place. Do not try to understand their logic.

Foreclosure listings?

What are some good websites to find foreclosure listings, or other cheap homes. I’m looking to buy my first home but don’t want to spend too much.

Please don’t give me websites that you get when you google foreclosure listings I can do that myself.
I mean like bank or realtor listings.

Also I don’t want to pay a subscription fee or anything.

99% of lenders use Realtors to liquidate their REOs, so when the properties are offered for sale, you will find them on Realtor websites.

There is nothing special about foreclosures, lenders are in a position to hold out for market value. So don’t limit yourself to looking at foreclosures. And dealing with lenders can be an extremely frustrating process for a FTHB.

I heard people are gettings foreclosed houses really cheap. How do I find out where they are in my area?

your most honest way to check would be local newspaper listings which post them usually one day a week in the classifieds… in my area it happens to be thursday.
also check with your county sheriff’s office. Lots of counties are creating public PDF websites within the sheriff’s pages to list current properties up and continued properties up.

he has the capital to do repair but would rather do less to earn more just like any other person. seriously, talk to your county clerk, she is most likely unbiased and going to help you find out what properties have judgements outside the foreclosure like leins!
